At Serco, we deliver essential public services that make a real difference. We are now looking for a commercially focused Property Manager to join our central Property & Asset Management team, supporting a diverse commercial estate of approximately 350 properties across the UK.

This is an exciting opportunity for a RICS-qualified property professional who thrives in a fast-paced, multi-contract environment and enjoys balancing operational delivery with strategic property management.

The Role

Reporting to the Senior Property & Acquisitions Manager, you will play a key role in the day-to-day management of Serco’s commercial estate across UK & Europe.

You will act as the property lead for key contracts including HAAS, AFRS and AASC (commercial property only), ensuring our estate is professionally managed, financially robust and aligned to operational requirements.

Key Responsibilities

  • Day-to-day management of Serco’s corporate property estate (circa 350 properties)
  • Lead property interface for key contract commercial estate matters
  • Negotiate rent reviews, lease renewals, and support acquisitions
  • Manage service charges, rating consultants and sublet estate arrangements
  • Provide specialist advice on leasing, occupancy, and commercial property matters
  • Maintain and enhance the company’s property database and MI reporting
  • Produce annual rental forecasts and support financial planning processes
  • Manage dilapidations claims and service charge disputes
  • Liaise with external consultants, surveyors and advisors to ensure best practice delivery

What You will Bring

We are looking for a confident and commercially astute property professional who understands how property strategy supports operational delivery.

Essential Experience & Skills

  • RICS qualified (Associate or Chartered Member level)
  • Experience in rent reviews, lease renewals, and acquisitions
  • Experience managing dilapidations claims and service charge disputes
  • Strong knowledge of UK commercial property law (including legislative variations, particularly Scotland)
  • Strong financial acumen with experience producing and interpreting forecasts
  • Advanced Microsoft Excel skills with strong analytical capability
  • Experience managing property data, policies, and reporting
  • Confident negotiator with strong commercial awareness
  • Excellent 360-degree communication skills, able to influence stakeholders at all levels

You will also be highly organised, self-motivated and comfortable working independently within a home-based environment while maintaining strong collaboration across multiple business units.

Additional Requirements

  • Full UK driving licence (essential)
