Property Operations Director – Turns, Vendors & Resident Experience Property Rush | Remote (US) | Open to relocating to Chattanooga in the future | Full-time Protect the owner experience by running excellent property operations. Turnkey only works when the property operations experience is consistent—for owners and tenants. This role ensures properties are renovated, turned, leased, and maintained with standards that create trust and predictability. We’re hiring a Property Operations Director to tighten execution across turns/renovations, vendor performance, and cross-team handoffs.

Compensation

Total Compensation (OTE): $130,000 – $180,000 Comp includes performance incentives tied directly to measurable outcomes. Scorecard — Your 5 KPIs

  • ≥ 80% of Department KPIs Achieved Monthly
  • Cash Flow Forecast Accuracy ≥ 95% (Monthly)
  • ≥ 95% of Renovation Projects Delivered On Time AND Within ±5% of Budget
  • Employee Satisfaction Score ≥ 90% (Quarterly Survey)
  • Owner & Tenant Satisfaction Score ≥ 9/10

What Success Looks Like First 90 days: service stabilizes—rehab/turn tracking is visible, maintenance and leasing handoffs tighten, vendor expectations are clear, and satisfaction starts trending up because execution is reliable. 6–12 months: owners experience consistent communication and predictable performance, tenants experience fast and professional service, and internal teams execute smoothly because SOPs and cadence prevent things from slipping. ONE THING: Deliver a consistent owner + tenant experience through operational discipline. What You’ll Do Big Rocks

  • Standardize turns, inspections, and rehab quality control
  • Build vendor and contractor performance systems (scorecards, SLAs, escalation paths)
  • Reduce vacancy days by fixing handoffs between turns → leasing → move-ins
  • Run KPI cadence and develop team leaders into accountable operators
  • Protect the satisfaction score through fast escalation resolution and better workflows

Day-to-Day

  • Monitor turn and rehab throughput weekly
  • Review vendor performance and address misses quickly
  • Improve resident communication workflows and service expectations
  • Ensure property managers and maintenance teams follow standards
  • Spot recurring issues and fix root causes

You’re a Fit If You…

  • Build repeatable systems, not just put out fires

  • Can lead people with clarity, firmness, and respect
  • Know how to run scorecards, dashboards, meetings, and accountability rhythms
  • Can manage multiple workflows (renovations, maintenance, leasing, customer service) without losing quality
  • Communicate clearly—internally and with owners/investors
  • Care about culture: you build teams that perform and stay
  • 3+ years leading teams (multi-department leadership preferred)
  • Experience managing renovation/rehab/turn projects (vendors, budgets, timelines)
  • Strong understanding of unit economics (vacancy loss, turn costs, maintenance cost controls)
  • Comfortable with property management software (AppFolio, Buildium, Rent Manager, etc.)
  • Strong project management + process documentation (SOP creation)
  • US-based and able to work in a real-time cadence with vendors/field teams
  • Open to relocating to Chattanooga within year 1 (not required upfront)

Compensation

This role offers a base salary of $90,000 annually, plus performance-based incentives, with total annual earnings potential of $130,000 to $180,000. Comp includes performance incentives tied directly to measurable outcomes.
