Purchasing & Costing Analyst - Homebuilding

Job Summary: Coordinates division purchasing and pricing information management processes including but not limited to costing, ensuring system data integrity, mediating field/trade communications, development of housing budgets. This position is fully on-site at our Columbus, OH office and is not eligible for remote work. Duties and Responsibilities:

  • Provides support for purchasing department including routine processing of correspondence from rough or revised draft, data entry, preparation and/or maintenance of miscellaneous reports and vendor files. May compile and verify information for reports.
  • Processes house budgets per weekly construction dig schedule.
  • Responsible for updating house budgets for vendor assignment changes when needed.
  • Process change orders and update house budgets when necessary.
  • Assists with questions related to the Purchasing Department and mediating any day-to-day issues between our Trade Partners, Construction Managers, and Sales Team.
  • Assist in the processing of property tax reimbursements.
  • Assist in the processing of property tax bills.
  • Assist with month end closing cost changes and lot cost changes.
  • Responsible for building & ensuring that the Division’s data structure (costing) is constructed in an efficient way.
  • Work with Purchasing Manager to determine the criteria and format for vendor bids to be entered in JDE database.
  • Compiles and analyzes vendors plan bid pricing with Purchasing Manager and V.P. of Purchasing for accuracy and comparison.
  • Identify areas of opportunity for cost reduction and builder efficiencies.
  • Review and update option sale prices quarterly to maintain required margins.
  • Performs additional assignments as requested by Purchasing Manager.

Requirements

Education & Experience:

  • Bachelor’s degree in Accounting, Finance, Construction Management or similar field
  • Minimum 3 years of work experience in costing or analysis type of position
  • Knowledge and understanding of home building construction preferred
  • Ability to read blueprints preferred
  • Data entry, accounting, and Microsoft Office experience
  • Intermediate to Advanced Excel skills (vlookups, pivot tables, etc.)
  • Oracle JD Edwards JPD920 experience preferred

Skills and Abilities: Customer-service oriented with professional and courteous attitude. Good verbal and written communication skills for interaction with a variety of people inside and outside of organization; ability to follow oral and written instructions. Detail-oriented and ability to stay focused on details of task. Work Conditions and Physical Requirements: Office environment.
