The Investment Associate will have direct exposure to Belay’s programmatic venture operating partners, working in a collaborative and detail-oriented environment as part of the investment team in our entrepreneurial and forward-thinking culture. We are looking for a candidate who will work closely with other investment team members to perform financial analysis and transaction support for real estate investment acquisitions and asset management, underwriting and review of operating partner platforms. The position will also assist senior staff with due diligence process management, market research, and transaction closing tasks. Compensation & Benefits

Hybrid – Tues/Wed/Thurs in office, Mon/Fri work from home

  • Compensation: $125,000 to $150,000 plus discretionary performance bonus. Competitive benefits package including medical, dental, vision, life, 401(k), paid holidays, vacation, and sick-time off

CANDIDATE SHOULD HAVE

  • Bachelor’s degree in business, finance, economics, STEM, or other similar fields of study.
  • 3–5 years of relevant experience at an investment management firm, investment bank, consulting firm, real estate operating company, or leading real estate brokerage.
  • Ability to identify problems, collect data, establish facts, and draw valid conclusions.
  • Ability to independently interface with real estate professionals, such as brokers, lenders, leasing, property management, and other service providers.
  • Outstanding written and verbal communication skills.
  • Significant financial modeling and cash flow analysis experience.
  • Ability to read, analyze, and interpret complex quantitative and qualitative information.
  • Strong understanding of real estate fundamentals and return drivers.
  • Versatile and adept at responding to changing tasks and situations.
  • High-level organizational skills to manage multiple projects simultaneously and prioritize tasks to meet deadlines.
  • Ability to consistently produce high-quality, detail-oriented work under tight time frames.
  • Mindset to view every action and decision in terms of client impact and understand client needs.
  • Phenomenal work ethic, strong time-management skills, and a high degree of detail orientation.
  • Self-starter ability to work independently or in a team and take initiative and accountability for their work product.
  • High level of integrity and ethical standards.
  • Ability to work well with all levels of internal management and staff, including junior employees.
  • Proficiency at Microsoft Excel, PowerPoint, Word, and Argus.
  • Experience with or interest to learn Costar and Salesforce.

KEY RESPONSIBILITIES

  • Collaborate with Investment Team members to evaluate and analyze existing and potential investments or owned properties, including market analysis, economic and demographic trends, absorption rates, market competition, and financial modeling analysis (Argus and Excel).
  • Assist in completing due diligence and underwriting of potential joint venture partners, both qualitatively (management team, strategy viability, execution capabilities, etc.) and quantitatively (track record analysis, projected returns breakdown, sensitivity scenarios, etc.).
  • Create and collaborate on documents for internal Investment Committee meetings and participate in Investment Committee meetings.
  • Work with operating partners and Investment Team members to execute and track asset management responsibilities.
  • Review, outline, and extract key information from real estate operator pitch books and PPMs, property asset management reports, quarterly and annual financial reports, and cash flow templates.
  • Contribute to the cultivation of Belay’s firmwide investment strategy and relative value assessments.
